Job Summary:

Global Real Estate provides commercial real estate support to the worldwide organization across a range of disciplines including Lease Administration, Portfolio Management, and Transaction Management.

The incumbent is a key member of the Corporate Real Estate team.The Re al Estate Portfolio includes over 900 properties globally with approximately 32 Million square feet of leased and owned space. The incumbent will be managing transactions in the AMERICAS real estate portfolio consisting of some 12.5 Million square feet in approximately 440 locations by providing professional advice and recommendations on given projects to the key SBU contacts .

This role supports the Department by providing key data and analysis to ensure we most effectively manage the productivity improvements in the Global Real Estate Portfolio. This position is also responsible for leading individual Real Estate projects/transactions for renewals, expansions, relocations and new market entries across all SBU’s in the Americas.This includes managing all aspects of coordination, negotiation, monitoring and reporting activities of account/broker engagements as well as act as the principal contact and advisor to key individuals and stakeholders within the SBU.

Responsibilities:

§Monitor and Track all Productivity Savings for the Real Estate Department Globally(Renewals, closures, commission rebates, commission savings, sales) and enter into Windchill

§Produce complex Real Estate comparative financial analysis to assist other team members in analyzing real estate deals and develop ways to enhance tools

§Leverage Lease Administration Database and other technology to extract information and look for additional ways to drive productivity savings

§Acts as a principal contact and advisor for 50 annual real estate transactions related to lease renewals, expansions, relocations, acquisitions and new market entries for leased locations within the AMERICAS portfolio.Ensuring we leverage co-location and consolidation opportunities and facility needs meet the business expectations

§ Negotiating business terms and conditions related to leases directly with landlords on small to mid-sized renewal transactions in the AMERICAS and EMEIA

§Managing broker and landlord relationships through engagement agreements and work with the brokerage communities to develop RFP’s crafted to meet business financial goals and objectives

§Conduct real estate market surveys to analyze comps, develop alternative location solutions as part of site selection process

§Engaging internal/external legal and Environmental Health Safety consultants to review lease documentation, to ensure that lease terms and conditions are reflected in the agreements to mitigate financial and legal risk to IR

§Engage external resources for the implementation of leasehold improvements and/or build to suite facilities to develop scope and follow through with the construction to satisfy the terms and conditions negotiated.

§Generate quarterly real estate update presentation for business unit leadership review

§Identifying and proposing real estate policies and/or best practices that can be adopted to support positive results

Qualifications:

§Bachelor’s degree in a business related area – preferably finance or real estate

§Maintaining a Real Estate License is an asset

§Strong analytical and quantitative skills with ability to solve problems on complex topics

§Ability to write reports and make effective presentations

§Knowledge of financial terms and principles relating to real estate leases

§Effective verbal and written communication

§Strong computer technology skills including Excel, Power Point, etc.

§Excellent interpersonal skills

§Demonstrates effective listening, communication and delegation skills

§Exhibits self-confidence with an independent mindset and approach

§Possess excellent organization, administration, and time management skills

§Exhibit a positive attitude and maintain poise under pressure

§Prefer 5-10 years of related business experience with at least 3 years completing commercial real estate transactions

§Providing real estate functional knowledge and recommendations in a challenging economic environment.Determining the most appropriate way to identify the real drivers of performance and enable comprehensive communication to senior management.

§Project-manage the portfolio initiatives including project approval, cost analysis, tracking and progress reporting on and reporting on achievement of identified savings

§Ability to develop and present business cases to senior management based on due diligence and financial analysis

§Analytical, strategic and creative thinker in developing financial analysis as a basis to establish and position negotiations

§Resolves & mitigates landlord/user disputes relating to lease contracts, billing issues, property management issues by collaborating with property managers owners, legal counsel, lease administrators, general contractors, developers and project managers
